Purchase Plus Improvement Mortgage

Finally found a fixer upper that's ready for a little TLC? With our Purchase Plus Improve Mortgage you can include renovation costs in your mortgage.

  • For small- or large-scale improvements that will increase the value of your home.
  • The down payment and approval process is based on the projected value of the renovations you plan to complete. 
  • Available on conventional and insured mortgages.

Builders Mortgage

Finance your new home construction with a mortgage that disburses funds in predetermined stages, aligning with construction milestones. This approach ensures funds are available when needed, helping manage cash flow effectively during the building process.

  • Finance your single family, owner-occupied house or vacation property as you go, with a series of advances leading to final construction. 
  • Approval process, payment terms and down payment are based on the projected value.
  • Make payments only on funds advanced.
  • Once it’s built, your new home or cottage is complete and your mortgage is in place. 

Home Advantage Plan Mortgage

Access some of the equity you've built up in your home with an ACU Home Advantage Plan Mortgage.

  • Borrow up to 80% of your home’s appraised value. 
  • Ideal for consolidating high-interest debt, making a down payment on a second home or vacation property, or paying for your children's education.
  • Amortize up to 25 years.

If you don’t want to refinance your mortgage, you can also access your equity through a secured line of credit or loan.

Revenue Property

Conditions and features of revenue property mortgages differ from conventional mortgages. To qualify for a Revenue Property Mortgage, you must demonstrate that your personal financial situation and the income you'll receive from owning and/or renting out the property will cover your taxes and payments. Factors we take into consideration include potential vacancy, the cost of repairs and maintenance, and your non-rental income.

Islamic mortgage

Designed to support the concept of shared ownership—"Musharaka” (partnership) this Islamic Mortgage has been approved through the Assiniboine Islamic Advisory Board.

  • Available to qualifying members for the purchase of an existing house or condominium in Manitoba for use as primary residence.

Faith-compliant financing through Musharaka partnership

The Manitoba Islamic Mortgage is structured around the concept of Musharaka, a co-ownership model where both the member and ACU contribute to purchasing the home. Over time, the member gradually buys out ACU's share, ensuring the financing remains compliant with Islamic principles by avoiding interest-based transactions.

Exclusive availability and community collaboration

This mortgage product is uniquely available in Manitoba and was developed in close collaboration with the Manitoba Islamic Association. It has been reviewed and approved by esteemed Islamic scholars, ensuring it meets the specific needs of the Muslim community in the region.

Flexible ownership purchase options

Members have the flexibility to accelerate their path to full homeownership. They can prepay up to 20% of ACU’s original contribution annually and have the option to purchase the remaining share at the end of each payment term. This flexibility allows members to manage their finances effectively while working towards complete ownership.

New to Canada?

ACU's New to Canada Mortgage is designed to help newcomers purchase their first, primary home.

  • Available to permanent residents or temporary working residents, who have been in Canada five years. 
  • Takes non-conventional factors into consideration, like the potential lack of detailed credit ratings.
